Paige Martin: 4 Baffling Memorial Villages Real Estate Trends

Memorial Villages Real Estate Trends

Memorial Villages is a conglomeration of six independent and upscale villages that are within 10 miles from the west side of Downtown Houston.  Also known as Villages, the region includes the six villages of Hilshire, Hunters Creek, Hedwig, Piney Point, Spring Valley, and Bunker Hill.

Memorial Villages homes for sale belong to Houston’s most expensive real estates.  The area’s property values continue to appreciate, with its median sales price hitting a 71% increase in the past decade.  This data is even more impressive than the numbers listed in the Inner Loop neighborhoods with the best real estate appreciation.

Memorial Villages boasts of large estate-style homes and elegantly renovated homes.  It is also among the most desirable neighborhoods to live in because of its accessible location, calm country living atmosphere, and proximity to exemplary schools.

4 Baffling Memorial Villages Real Estate Market Trends

1.    Memorial Villages enjoy a 10-year appreciation rate of 71%.

With its striking 71% price change from $1,408,815 in 2004 to $826,002 in 2014, Memorial Villages is among the neighborhoods with the highest median sales price in Houston and the whole of Texas.

2.    Memorial Villages showed slow growth in the past five years.

Despite the remarkable 71% increase in its median sales price, the real estate market of Memorial Villages is slowing down.  From 2008 to 2013, median sales price only increased by a mere 23%.

Still, a steady rise is an indication of a strong real estate market presence.

3.    Price of Memorial Villages lots are rising.

Despite slight fluctuations in lot prices, Memorial Villages’ land price per square foot increased from $24 in 2004 to $36 in 2013.

4.    Price per square foot doubled in 10 years.

Like the home and lot prices, the average price per square foot of Memorial Villages also enjoys a steady increase.  In 2004, its value was at $200.  By 2013, it appreciated by 53% at $305 per square foot.

“Paige Martin is the best Houston realtor I have worked with. In recent years I worked with other realtors, as I looked for a new home either under-construction, a resale or new build. Others don't compare to Paige. She is knowledgeable about the market, listened and responded to my needs, and provided solid advice. She represented us when we chose to build and helped us get great value. And, she advised us in preparing our old hold for sale. It sold quickly, closed efficiently, at a great price.

There is little more to say other than Paige was/is Fantastic! We looked for houses for almost a year and Paige was nothing but patient...showing us house after house after house. Paige was able to get an accurate feel for our like/desires and dislikes...and this allowed us to use our time very efficiently as she did a great job screening the houses we picked from HAR.com and then finding some that we missed. Overall we could not have dreamed of a better experience.”
