Shoud I Pay for an Inspection???

Today my client asked if she should have her purchased home inspected. She didn't want to have an inspection because it was a large house and the inspection was $600. Besides, her 5,000 sq. ft. home had been remodeled and everything was new.
Absolutely you should always have an inspection. Before the home closes, you can negotiate repairs with the seller. After closing, they will fix nothing. The inspector will inspect everything on the house including structure and roof. Today the inspector found that several windows had broken seals and needed replacing, the roof needed repair, several outlets did not work, the pool needed to be replastered, etc. The seller agreed to fix those things. I would say that the repairs exceeded the $600 that the buyer thought they were saving! Always get a mechanical and structural inspection.
