Is the room 20x20 or 10x10? If you advertise a room to be 20x20 and it is only 10x10 the buyer will know something is not right! The same with over pricing your home when you list. If you overprice your home it "WILL" take longer to sell. When looking at reasons for overpricing it usually is the owner saying I think it is worth more, let's test the market. Did you notice not one of the reasons has to do with current market value? Full price offers and bidding wars start with a reasonably priced home. Is your room 20X20 or really 10x10?
