VA offers 100% financing for veterans, but there are cost you will have to pay.

 

Earnest money 

- this will be the down payment you put down when your contract is executed. This amount is normally 1% of the contract price.

Option fee 

- this is a fee you pay to have time to get the home inspected and back out if needed (Termination Option Fee). This amount is normally anywhere from $100 or $10 per day to whatever the seller is insisting upon, however normally $100 covers 10 days for inspections. The days do include weekend and holidays to be careful and be proactive.

Inspection fee 

- you will hire an inspector to check the property for you. This fee can be anywhere from $350 and up. Payable to the inspectors company.

Appraisal

- Your lender will charge you this fee as well normally around $475 ish, check with your lender.

Closing Cost

- Everyone has this charge but sometimes the seller will offer money for this on your behalf if your agent asks for it, but they don't have to pay any closing cost at all.
