i have perfect credit (780 and up) make 62,000 a year and more but can only prove it via bank statements. if anyone can help i would be very greatful. i have up to 20k down and looking for a 4 bed 2 bath or more home. my cell is 281-330-4951 my name is johnathan

Hi Jonathan,

I'm assuming you are self-employed since you are not able to prove your income via traditional W-2 methods. Lending has definitely changed over the years and individuals who are self-employed have an incredibly difficult time obtaining traditional financing

Owner financing is a great option and I commend you for reaching out to for agent representation in this matter. I have heard too many horror stories as well as read statistical data on individual to individual transactions ESPECIALLY owner finance situations where many times the buyer is at the mercy of the seller with PURCHASE price, down payment amount, interest rate, terms, etc. Not to mention making sure the owner really does own the house out right and is able to truly owner finance!
