“We were not happy with Paul’s service with the sale of our house. He didn't do much to promote the sales of the house and only took actions such as open house when we asked him to. He was mostly unavailable, the only way we can get hold of him is via emails which he responded normally at nite when he wasn’t busy with other clients. Its lucky for us that market is good and our house didn’t sit in the market for long. He didn’t inform us timing of our closing, which we was informed just a few hours before closing from the title company. When you’re in market for both buy and sell, and he offers doing the 2nd transaction at low commission, do watch out because you may have the same level of service like we did.”

“Paul represented us on buyer side and was professional to deal with until the house we're interested in happened to be owned by the #1 seller for a big builder and represented by the top in local realty community. Since then, the transaction turned into a job interview for him to impress the seller side to get their business at our expense. He violated key components in the realtor contract. Eg. he agreed with buyer favorable terms without consulting us, he had conversations directly with the buyer (not buyer’s realtor) which we were never copied on. When we happened to know about him talking directly with buyer on an important contract term, we requested him to send us the email, he finally did but deleted the email chain between him and buyer, only kept 1 sentence relating to info we requested. His actions could be considered impropriety. We also have examples which question his knowledge of realty industry. Firstly, since we agreed to use to him for both sell and buy transactions, he agreed with us specific terms for commission payment. 2 days before closing, he changed his mind on the reason that what he agreed to is in fact “considered totally illegal by the Texas Real Estate Commission, it violates my personal Broker’s License,… and it also is a violation under our Errors & Omissions insurance” – extraction from his email. Secondly, before things got real bad, we consulted him on potential consequences of a decision then made the decision based on his explanation. But the decision turned out to be more serious and almost got us sued by seller. We know he is not a lawyer, however he should’ve flagged the issue and advised us to talk to a lawyer before making decision. In short, Paul would be fine to work with in circumstances where potential benefits of betraying his customers are not bigger than being loyal to them. ”

“Overall we were dissatisfied with Paul. Paul put the listing on the internet but really didn't do much to promote traffic. He didn't follow up with realtors that showed the house unless we prompted him to do so and he only had an open house at our insistance. I would have liked him to take a more proactive approach to selling our home.”
