HOA vs Non-HOA Communities - Sandi Matson

HOA vs Non-HOA Communities

Some buyers prefer neighborhoods with homeowners associations because they often maintain community amenities and standards, while others prefer non-HOA communities for greater flexibility.

Each option has advantages. Here are a few pros and cons:

HOA Community Pros:
-Standards=Property value protection
-Community amenities like pools, parks, walking trails, or clubhouses
-Landscaping, common areas, and entrances are often professionally maintained

HOA Community Cons:
-Monthly or annual dues add to the overall cost of home ownership
-Restrictions that can regulate paint colors, fencing, parking, or exterior modifications.
-Approval Requirements for home improvements may apply
-Limited flexibility for short-term rentals, RV parking, or backyard structures
-People in charge appearing to get in your business

Non-HOA Community Pros:
-Greater freedom with exterior changes and property use
-No HOA dues
-Fewer restrictions= easier to park boats, RV's, trailers, or add certain structures
-More independence to make decisions about what you do with the property

Non-HOA Community Cons:
-Less uniform appearance meaning some neighbors may not maintain their homes or yards the same way.
-No shared amenities (this can be a pro in some cases)
-No enforcement of standards which means issues like parking, maintenance, or noise may be harder to regulate.
-Potential impact on home values

Neither option is better...it really depends on your lifestyle. The right agent will help you navigate communities that serve your needs best!
