Some of it is outdated. Some of it was never true. And some of it may have already cost you the chance to buy a home you could have easily qualified for.

Houston is one of the top markets in the country for VA buyers. From Clear Lake and Pearland near NASA and Ellington Field to Spring Branch, Westbury, and Katy, military families are active throughout this city. The VA loan is one of the most powerful tools available to eligible buyers, and yet myths about how it works continue to push qualified veterans toward more expensive financing options.

This article breaks down the most common VA loan myths so Houston buyers can move forward with confidence.

Myth 1: You Need a Down Payment to Buy a Home With a VA Loan

This is the most widespread misconception in Houston real estate. The VA loan allows eligible borrowers to purchase a home with zero money down. Most VA loans close in 30 to 45 days. That is the same standard timeline as a conventional loan. With a well-prepared buyer and a knowledgeable agent, VA loans in Houston have closed in as few as 18 to 25 days. The only step that takes slightly longer is the VA appraisal, which typically comes back in 7 to 10 business days, compared to 5 to 7 days for a conventional appraisal. That difference alone is not a reason to pass on a qualified veteran buyer.

Myth 3: Sellers Are Required to Pay All Closing Costs for VA Buyers

What is true is that the VA does limit certain fees the veteran can pay. These are called non-allowable fees. But that does not mean the seller automatically absorbs them. They can be covered by the lender through a rate adjustment, paid by the seller voluntarily as a concession, or handled in other ways. Sellers can contribute up to 4 percent of the purchase price in concessions. On a $350,000 Houston home, that is up to $14,000, which can cover closing costs entirely. In today's Houston market, where sellers are increasingly offering concessions to move homes, this is very realistic.

Myth 4: VA Loans Can Only Be Used Once

Myth 7: VA Loans Are Only for First-Time Buyers or Low-Income Veterans

This is completely false. VA loans have no income ceiling and no price cap for buyers with full entitlement. They are available to eligible veterans whether it is their first purchase or their fifth.
