Southfork Ranch vs. Rexville Ranch Estates: Comparing Sealy TX Acreage Communities

What's the difference between Southfork Ranch and Rexville Ranch Estates in Sealy, TX? Both are First America Homes acreage communities in Sealy, Texas with 1+ acre homesites in Sealy ISD. Southfork Ranch has roughly six lots remaining, while Rexville Ranch Estates will total 26 lots and permits horses and FFA animals.

If you've been searching for acreage in the western Houston suburbs, you've probably noticed the same thing I have — the closer you stay to Katy, the smaller the lot gets for the money. Push out to Sealy and Austin County, and an acre-plus homesite becomes realistic.

There are two new construction acreage communities in Sealy built by the same builder, First America Homes, with the same seven floor plans and the same Sealy ISD zoning. On paper they look interchangeable. They aren't — here's the honest comparison, including the one restriction that decides it for a lot of families.

Southfork Ranch: The Established Option

Southfork Ranch sits at 1067 Southfork Ranch Drive in Sealy, TX 77474, off F.M. 3013 — the more built-out of the two, with homes already standing. As of my most recent visit, roughly six homesites remained, so you're now selecting from what's left rather than the full inventory.

Three homes are currently under construction on Westfork Drive:

Address Plan Beds/Baths Sq Ft Price
1338 Westfork Drive Madison 3 / 2 2,121 $574,832
1260 Westfork Drive Lubbock 4 / 3 2,799 $617,895
1278 Westfork Drive Amarillo 4 / 3 3,085 $618,689

Southfork's HOA runs $1,200 annually through Houston Community Management Services.

Rexville Ranch Estates: The Smaller, Lower-Priced Option

Rexville Ranch Estates is shown by appointment only, laid out along Stetson Street, Lariat Lane, and Wrangler Way off Rexville Road. It includes a fishing lake and a second pond — neither exists at Southfork — and will total 26 homesites permanently, so there's no future phase expanding around you. The HOA is $1,000 annually.

Horses and FFA Animals

This is the difference that matters most for acreage buyers: horses and FFA animals are permitted at Rexville Ranch Estates. They are not permitted at Southfork Ranch.

If you're buying acreage specifically so your family can keep animals — a horse, a show steer, an FFA project — this narrows your search to one community immediately. It's the kind of restriction buyers often discover late, after they've already committed emotionally to a lot.

The Price Difference, Plan by Plan

Same builder. Same floor plans. Different base pricing.

One-Story Plans

Plan Beds/Baths Sq Ft Southfork Rexville Difference
Madison 3–4 / 2 2,121 $478,990 $464,990 −$14,000
Arlington 4–5 / 2.5–3 2,440 $496,990 $486,990 −$10,000
Lubbock 4 / 3 2,799 $519,990 $519,990 same
Alpine 4 / 3.5 3,144 $569,990 $549,990 −$20,000

Two-Story Plans

Plan Beds/Baths Sq Ft Southfork Rexville Difference
Sequoia 4 / 2.5 3,018 $497,990 $497,990 same
Amarillo 4 / 3 3,085–3,094 $518,990 $526,990 +$8,000
Grant 6 / 4 3,392 $522,990 $526,990 +$4,000

Single-story plans price lower at Rexville — the Alpine by $20,000. The two-story Amarillo and Grant actually run slightly higher there, so it depends on the plan.

Pricing reflects builder materials dated 08/06/2026 and is subject to change. Verify current pricing with First America Homes.

What Both Communities Share

  • 1+ acre homesites in Austin County
  • Sealy ISD — Maggie B. Selman Elementary, Sealy Junior High, Sealy High School
  • Tax rate of approximately 1.61% with no MUD tax
  • About 3 miles from I-10, keeping the commute to Katy and the Energy Corridor manageable
  • Seven floor plans, 2,121 to 3,392 square feet, 3 to 6 bedrooms, one and two story
  • 10-year structural and foundation warranty — Texas only requires six

Understanding Base Price vs. Final Price

One thing worth understanding before you walk into a sales office: the Madison's base price at Southfork is $478,990, but the one under construction at 1338 Westfork Drive is $574,832. That gap is lot premium plus selected options and elevation — normal for new construction, but easy to be surprised by if you budget off the brochure number alone.

Ask what the lot premium is on your specific homesite and what's included versus upgraded before you commit to a plan.

Which One Fits You?

Choose Southfork Ranch if you want an established neighborhood, you're fine with the higher single-story price, and you don't need livestock — move quickly, since inventory is limited.

Choose Rexville Ranch Estates if you want the better single-story price, the lake, or room for horses and FFA animals — the 26-lot cap means it stays small permanently.
