How long does it take? It depends on how you plan to pay for the house/property.
Cash Buyers it can take 7 - 14 days if you go the fast route. But, keep in mind, you should have certain things done before you give away your money.
A. Title Search - someone should ensure you are getting a CLEAR TITLE
B. Lien Search - someone should check to see if the property is going to be clear of liens/debts
C. Ownership Search - is the person selling the property really the owner?
So, for the people calling me saying they want to buy a home / property within a week you are going to miss very important steps that can possibly have the property snatched back from you or you'll have some debt to clear when you decide to sell or worse yet you are not the owner and you possibly just gave away a lot of cash to someone. Things should happen in order to ensure you as much as possible has been verified and cleared prior to you becoming the new owner. On the TV shows it happens really fast but remember that's TV.
Using a Loan / Mortgage / Financing 10 - 60 days if you are using a lender to finance the house / property on your behalf.

D. Appraisal Value - is the sales price more than the market value? This must be verified.
E. Underwritten - the lender must ensure certain things concerning the value / documents / loan
F. Employment Verification - work history, income, retirement accounts are verified
G. Bank / Asset Verification - your personal accounts and assets will be verified and monitored
There are many other things you should NOT DO when you are going this route to purchase a home or peroperty. A simple 10 cent overdraft as a gas pump can TERMINATE your loan. There are many other things you never thought of that can bring this loan / mortgage to a sudden stop. Just something to think about and realize you may need help.
