For Sale By Owners (FSBO) - What are you basing your house sales price on? Are you fully checking the market? Where did you get that price from? Did you just pull a price off of the Tax Appraisal Notice or did you pull it out of the air? 

Documentation - Do you know what documentation you need?  

House Presentation - Is your property show ready? I understand you live there but are you making it presentable to the buyers? Do you have Deer heads mounted on all the walls? Do you have clutter all over the place? Do you have boxes stacked in the living room and hallway? Is the FULL cat litter box sitting in the kitchen? Livingroom? Bathroom? Is the house ready for buyers or are you showing off all your pictures, posessions and clutter?

Marketing - How are you getting your property in front of the masses, the buyers? Did you simply stick a sign in the window or the yard and are waiting for a buyer to walk or drive by? Are you being hassled by discount home buyers? Let me market your home to attract the real buyers. I'll get it on over 900 websites that you never heard of but the buyers know about them. This is a cost that I absorb you don't have to worry about that. Don't leave thousands of dollars on the table because you have convienced yourself you know everything about real estate and want to save a few thousands of dollars while you actually may be leaving tens of thousands of dollars behind. I've seen this happen several times. I even had an attorney call me saying they sold their house themselves and the new buyer remarketed the house and sold it for double the amount he paid them. They were really upset.

Clear Ownership - Do you have a clear Deed? Do you have Liens? Do you have a mortgage balance? Have you actually calculated the cost to sell? Do it right. Know all the facts. Come out a winner.

Selling Inherited Property - Just because you and your two siblings are family and claim ownership of the property did or do you have a Will? Have you gone through Probate? Did you have a Holographic Will? Are there heirs that have a claim to the property that you didn't even consider?

Boundary Deletion Insurance, Survey, Metes and Bounds - Do you know what these terms mean? Do you know the cost of this type of insurance? 

Disclosures - Do you have all your disclosures? Do you have your HOA disclosures? MUD, PID, PUD disclosures, LBP, Flood Disc, Gen Info, Prop Ins, SD, Title Policy, etc? Do you need Lead Based Paint Disclosures? Do you need a Radon Gas report? Do you need an Elevation Certificate? Do you need a Termite Clear Report for Veteran purchasers? Do you have any idea of what you need?

How I've recently helped two people who tried to sell themselves:

Case 1: Man listed his house for $86,000. After 3 weeks no takers. This daughter called me and asked for help to market his property. He said it's  worth only $86,000 and was leaving the state, thanks to retirement

I did my job the actual market price was $165,000 not $86,000. We made a short term listing agreement of about 90 days. I started my marketing. Within 1 week we had several offers. We agreed on a contract by week 2. House was sold for $168,000. Owner was shocked. He couldn't believe it. We closed on the deal within 30 days. I called him about picking up his check, he said he's in Ohio and headed North could I deposit it into his bank account. I did. He confirmed receipt of his funds when they were available and I wished him the best in his adventures. He said he did his own research and that's where he got his original sales price from and he was totally wrong in his numbers. As you can see he was way off. 

Case 2: Man called me and asked me to sell his house. His sales price was $74,000. He insisted that was the best he could get. Again we signed a listed agreement and I was allowed to do my job. We closed on the sale of his house at $145,000. I assisted him in the purchase of their replacement home and the rest is history.

Now For Sale By Owners, if you actually ran market numbers with the correct comparables and the proper time line and are watching the market, plus several other factors and you are willing to assume the risk of the contracts, negotiations, repairs, proper paperwork, proper disclosures (that are State and Federally Required) and the proper transfer of the property to the new buyers then go for it. Personally once I close a deal I'm confident there is no stone left unturned and no suprises to come back on my sellers (if the seller was truthful from the start).

Let me List your home. Let me handle the Marketing. I won't just stick a sign outside or just go on the MLS. It'll hit over 900+ buyers websites and apps nation and world wide since buyers come from all over. This is very expensive but it's not your problem it's mine. Let me give it my best shot. If we are not getting activity within the first 30 days let's simply terminate the listing if you are following my guidelines and recommendations.

Hi there - There's essentially 4 things that you need for a successful sale by owner, using a flat fee MLS service: 1. Exposure in the MLS via a Flat Fee MLS Listing Service. For a few bucks, you can get your property on the MLS and exposed to all online platforms and local agents. Make sure to read the fine print to ensure the platform won't charge you anything at closing, and that you can cancel anytime. 2. Price your home right. Claim your property listing on Zillow and see how your listing does vs. the average home in your area. That'll help you gauge if you've over or underpriced your home. 3. Offer a competitive buyer's agent commission. Face it, even today most buyers are represented by agents and this'll help you with a quick sale. 4. Get great pics.
