Houston offers no shortage of new-construction options. Depending on your budget and lifestyle, you can find everything from townhomes closer to the city to new homes in master-planned communities throughout the Houston area.

But before you spend a Saturday going from model home to model home, there are a few things worth considering.

Start With the Community, Not Just the House

It's easy to fall in love with a model home. That's what it's designed to do.

But the floor plan is only one part of the decision. Before choosing a builder, think about the community itself. How does the location work with your commute? What's nearby? Are the amenities important to you? How will the area fit your everyday routine?

A beautiful house in the wrong location can quickly lose its appeal.

Know Your Budget Before You Visit

The price you see advertised may not necessarily represent what you'll ultimately spend.

Depending on the builder and home, structural options, design selections, lot premiums and upgrades can affect the final price. That's why I prefer for buyers to have a clear understanding of their comfortable price range before we begin touring.

It makes comparing communities and homes much easierand keeps the search focused on options that actually make sense financially.

Builder Incentives Are Worth Comparing

Builders may offer incentives toward closing costs, interest-rate options, upgrades or other promotions. Those incentives can vary by builder, community, home and timing.

Instead of looking only at the advertised incentive, look at the entire offer.

What is the home's price? What would you be paying for upgrades? Is using the builder's preferred lender required for a particular incentive? How does the overall package compare with another community you're considering?

Sometimes the best value isn't simply the builder advertising the biggest promotion.

Remember Who the Builder's Sales Representative Represents

The sales representative inside the model home is there to sell homes for the builder.

As a buyer, you can have your own Realtor® representing your interests during the process. Ideally, you want to establish that relationship before you begin visiting builders, since builder policies regarding Realtor® registration and representation can vary.

Your Realtor® can also help you compare communities, ask questions, review available inventory and keep track of the details when several builders start to look alike.

Don't Feel Pressured to Choose on the First Visit

A model home can make it very easy to picture yourself moving in tomorrow.

Take your time.

If you're considering several communities, compare them based on the things that matter most to you not just which model had the prettiest kitchen.

I like to narrow the options first, tour with a purpose and then compare the strongest choices afterward.

Buying new construction should be exciting, but it should also be intentional.

If you're considering a new-construction home in the Houston area, I can help you narrow down communities and builders based on your budget, lifestyle and priorities before you start touring.
