As most of the residential real estate focus is south of Interstate 10 in the Katy area and the master planned communities, there are other less known communities on the north side of the freeway. Many smaller subdivisions not considered “master planned”, but offer the same great Katy schools and possibly shorter commutes into Houston and the Energy Corridor.
Excellent opportunities for first time buyers include communities such as Barkers Ridge just north of Interstate 10 along Barker Cypress. This 774 home community was built between 1991 and 1997 and offers trails and a community pool. Another small neighborhood is Creek Bend built between 1999 and 2005. Located along Fry Road just north of I-10, this 474 home neighborhood has plenty of shopping and restaurants near by. Both areas feature resale homes in the $150,000 to $200,000 range.
Others look for homes in unrestricted neighborhoods, typically on larger lots that would allow horses. They are here as well as custom gated communities such as Amesbury Park featuring all custom homes built between 1995 and 2005. This 84 home community has a 2 acre central park and backs to the Pine Forest Country Club. Prices ranges typically are found between $250,000 and $600,000.
New construction is still taking place on the north side of Interstate 10 so opportunities are available if you know where to look. Great homes for those a bit more price conscious.
