“The agent provided a listing contract and requested our signature prior to us meeting. She requested we sign a t-47 and seller's affidavit, that she sent via email, however she never mentioned a listing agreement would be included, so we were unaware that this document was being sent, and inadvertently signed. We were unaware that she left the sales price as TBD, requested a 6 month listing and a full 6 commission. We met on a Friday, and I explained that we wanted to interview one more agent before we committed and she agreed. Later that day she told us we had already signed a listing agreement, however she said we were receiving the sellers disclosure and the T-47, and nothing about a listing agreement. she did not offer any remedy to this situation. She suggested listing the property for 370,000. After she left our home, my husband said i was worth 390,000. The house sold in 2 days at 390,000 'as-is' with multiple offers full price offers. There were other issues that we experienced with this agent. She told me to fix several items in the home because the items would show in photos. We spent 3,070 when we didn't need to as the property sold as is . She kept repeating to us that the property has been flooded and is in a flood zone, she even sent me a link for flood maps. Every home is in a flood zone. Depending on the zone you are in, a lender may require flood insurance, I told her it should not be an issue, I don't pay for flood. At one time the house had minor flooding, about an inch in the first floor bdrm corner , this was disclosed. She alarmed me with her updates links to flood maps, saying they may be revised...the house closed before that, so what was the point? She made impolite and derogatory comments to the sellers agent about us. He offered to work directly with us to avoid these comments. The neighbors dog barked. She said, we can't have that. Her commentary was never positive. TERRIBLE, STRESSFUL, NEGATIVE EXPERIENCE.”
