Mortgage rates came down for a second straight week. Freddie Mac's August 20 survey put the 30-year fixed at 6.65%, down from 6.67%, and the 15-year at 5.95%, down from 5.96%. A year ago those averages were 6.58% and 5.69%.
What caught my eye was where Freddie Mac's chief economist, Sam Khater, pointed. He called the dip modest relief and then spent his sentence on something else entirely: borrowers can save thousands by shopping around for the best rate. That is not a throwaway line, and here is why it matters more than the survey number itself.
Run it on a $350,000 loan, the kind of number I see all week across Cypress, Katy, and inside the Loop. At this week's 6.65%, principal and interest is about $2,247 a month. At 6.90%, a quarter point higher and well within the range of two real quotes on the same borrower in the same week, it is about $2,305. That is $58 a month, roughly $3,500 over five years, and about $21,000 across the full term.
Now compare that to waiting. A buyer who locked $350,000 a year ago at 6.58% pays about $2,231. A full year of watching the market drift bought a difference of $16 a month. The lender you choose moved the payment more than three times as much as an entire year of rate news did, and you control the lender today.
Standard caveat, and I mean it. Those are national averages for borrowers with strong credit and 20% down. I am a real estate broker and REALTOR®, not a lender. Your credit, loan type, down payment, and lender all move the number, so get a real quote before you plan around any of this.
So if you are sitting out waiting for a headline rate, my honest advice is to spend that energy on two lenders instead. Get pre-approved with both, compare the actual quotes side by side, and build your budget on the all-in monthly payment with Texas property taxes and insurance included, because in Houston escrow is the part that surprises people, not the rate.
