Don't Leave a Listing Appointment Empty-Handed: Three Documents Houston Sellers Should Ask For

Most sellers interview two or three real estate agents, listen carefully, and walk away holding a business card and a price they half remember. A week later they're trying to compare three conversations from memory. That rarely works, and it's how good people end up hiring on charisma.

There's a simple fix. Ask everyone you interview to leave three things behind in writing. What they hand you and how long it takes to arrive will tell you more than the appointment itself did.

1. A price recommendation with the comparable sales attached

Ask for the actual recent sales behind the number, addresses included, so you can look them up on HAR that evening and see the homes for yourself. Then compare across appointments. If two real estate agents built their price from the same four sales on your street and the third used homes you don't recognize, you've learned something no amount of conversation would have surfaced.

2. A marketing plan with dates on it

Ask what happens in week one specifically: when photos get taken, what day the listing goes live, what gets sent to buyers with active searches in your zip code. General enthusiasm about "exposure" doesn't qualify. A real estate listing agent who runs the same process on every home in Cypress, Katy, or Tomball can describe it without having to invent it at your table.

3. A net sheet

This is a written estimate of your proceeds at closing: loan payoff, commission, title charges, prorated taxes, and any concessions you're likely to give a buyer. Sellers naturally compare list prices, because that's the number said out loud. The proceeds line is the one that reaches your account, and two real estate agents quoting an identical price can hand you net sheets that differ by thousands. Figures vary by property and closing date, and none of this is tax or legal advice.

What the response tells you

Nobody is going to refuse you outright. What you'll notice instead is whether the documents actually show up, how long they take, and whether the numbers match what was said in your kitchen. Someone who has run a few hundred listings has all three close at hand. Someone reluctant to put a price in writing has just told you how the next six months of your sale will go.
