What Houston Buyers Should Know About the Mortgage Before House-Hunting

The house is the fun part. The mortgage is the part that quietly decides which house you can actually buy — and it trips up more first-time Houston buyers than anything else. Here's what I want buyers to understand before they start touring.

Get pre-approved, not just pre-qualified. A pre-qualification is a quick estimate based on numbers you tell a lender. A pre-approval means the lender has actually verified your income, credit, and assets and put it in writing. In a competitive area like Katy or Cypress, sellers take a pre-approval seriously — and often won't consider an offer without one.

You probably need less down than you think. The old "20% down" rule scares a lot of people off, but plenty of Houston buyers use FHA, VA, USDA, or conventional loans with far less down, and Texas has down payment assistance programs on top of that. Putting 20% down lets you skip mortgage insurance, but it has never been a requirement to buy.

Look at the whole payment, not just principal and interest. Your monthly number also includes property taxes and homeowners insurance, usually collected through escrow. In Texas that tax piece is a big deal — our property tax rates run high, and inside a MUD district they run higher still — so two homes at the same price can carry very different monthly payments. Ask what the taxes actually are before you fall in love with a listing.

And remember that rates move. What you were quoted a month ago may not be today's number, so check where rates sit before you set your budget — and talk with a lender you trust about your specific situation. The rate you lock isn't forever; the house is a longer-term decision than the rate.
