When a Houston homeowner calls me about selling, the first thing I tell them is that most of the money is made before the sign ever goes in the yard. The prep and the pricing decide how your sale goes. Here's how I walk sellers through getting ready.
Start with the first impression. Buyers form an opinion in the first few seconds — from the listing photos, and again when they pull up to the curb. A tidy lawn, fresh mulch, a freshly painted front door, and a decluttered entry move the needle more than most big-ticket renovations. In neighborhoods like Cypress and Katy, where a buyer might compare a dozen similar homes in one afternoon, the home that shows best is the one that gets the offer.
That said, not every upgrade pays you back. A pool is the classic example — it can suit the right home in the right neighborhood, but it rarely returns what it costs, and it can even narrow your pool of buyers. Before you spend money hoping to bump the price, it's worth talking through which improvements Houston buyers actually pay for.
When you're ready, how the home is marketed matters. Your listing goes into the MLS — the shared database that feeds the major search sites and the apps buyers use — which is how serious, represented buyers find it. Strong photos and an accurate, well-written listing are what turn that exposure into real showings.
Sellers also ask what it costs to sell. In Texas, you'll typically cover items like the owner's title policy and your share of closing costs, and agent compensation is agreed up front in writing. Knowing those numbers before you list keeps your net-proceeds expectations realistic.
And if you're selling and buying at the same time — common around here — there are ways to bridge the gap, like a seller lease-back that lets you stay in the home a short while after closing while you move.
None of this has to be overwhelming. If you're thinking about selling anywhere around Houston — Cypress, Katy, Bryan–College Station, or inside the loop — I'm happy to walk your home and talk numbers, no obligation. You can reach me, Kevan Pewitt, at Houston Prime Realty: 281-500-7077.
