“Melissa had previously sold a house down the street from me and I had been impressed by the speed at which the house went from "Coming Soon" to "Sold," within a few days. So I had kept her contact information. I knew that my house needed some repairs and updating but I did not want to make unnecessary expenditures. Once I got the house cleaned up and obvious repairs made, I contacted Melissa to come over for an assessment. She advised me to make certain repairs and improvements and told me that I did not need to make other upgrades that I was considering which would have been costly, time consuming and messy. The initial listing price she suggested seemed high to me so we agreed on a slightly lower price for purposes of the listing contract. Melissa brought in a professional stager who wrote a room-by-room list of recommendations to obtain the best price for the house. Some of the recommendations were as simple as moving or removing objects in the house to purchasing inexpensive accessories to painting a couple of walls. Melissa told me I could do as few or as many items as I liked or none at all. I chose to try to do all of them. Once all of the repairs and upgrades were done, Melissa again suggested the higher listing price and I had to realize that she is the professional and I was paying her for her expertise. So I went with her recommendation. Although I had previously sold several properties, it had been a long time ago. Melissa advised me that the house would be listed on a Thursday and there would be an Open House on Saturday and Sunday. She expected the house to be sold by the end of the weekend. And that's basically what happened! We received multiple offers and Melissa helped me sort through them. I signed a contract on Monday.
