In Texas, the most an association may bill for pulling together and handing over resale certificate information is $375, with $75 the limit for an updated certificate. Paragraph 3 of the HOA addendum to your contract says whether you or the seller pays it, so settle that before you sign.

A first-year look at association costs

Take a resale home above $500,000 in one of Sienna's non-gated neighborhoods. For 2026, the developer puts annual dues in those neighborhoods at $1,580. If paragraph 3 puts the full certificate fee on you, the association side of your first year comes to $1,580 plus up to $375, or as much as $1,955. If the seller agrees to pay the fee, it is $1,580.

That figure covers the association only. A gated section may charge more on top, and attached homes have their own rates, so read the figure on that home's certificate. Property tax is a separate bill. For the tax rates, look to the two notices to purchasers, one from the levee district and one from the utility district.

Which association you are dealing with

Sienna's two community associations, the Sienna Residential Association and the Sienna Community Association, both keep offices in the community. Both look after shared grounds and hold owners to the deed restrictions. Camp Sienna and the other levee district parks are a separate budget, paid from that district's tax and the fees it charges to rent them.

Sienna Point, an acreage neighborhood, sits under a separate homeowners association that holds the lakes and channels inside it. A buyer in Sienna Point asks that association for the certificate.

What to read before the option period ends

While you can still walk away, gather these and read them together:

  • the resale certificate
  • the association's current budget
  • the section's deed restrictions

Planning a new fence or an addition? Check it against the deed restrictions now, while you can still back out. Last, check whether the certificate's fees line up with the developer's 2026 dues of $1,580.
