When you interview listing agents in Sienna, ask each one which closed sales in your own section support the price they suggest, and read the agreement for a firm end date. Those two answers tell you a lot before you sign anything.

What the listing agreement has to include

The Houston MLS will not take a listing without your signature, your written permission to advertise, a legal description, consent to report the sale price and a definite termination date. The MLS treats the agreement's first day as the list date, and once your agent markets the home to the public, it has to be in the MLS within one business day. Any later price change also needs your approval in writing.

Why the tax line changes what a buyer pays

Buyers in Sienna shop by monthly cost. For 2025, total rates for levee-district lots, utility district included, ranged from about $2.29 to $2.94 per $100. On a home with a $550,000 appraised value, that spread works out to roughly $3,575 a year, or close to $300 a month, before exemptions. Ask your agent to show your lot's own total from its tax record and put it next to the price.

A short checklist before your first showing

  • Notices to purchasers for the utility district and the levee district
  • Your signed seller's disclosure notice
  • The association's resale certificate and current budget
  • Your section's deed restrictions
  • Your school assignment, checked on Fort Bend ISD's attendance lookup

The disclosure deserves the most attention. Under Texas law, a buyer who signs a contract before receiving it can back out for any reason within seven days of getting it, so have it signed before anyone tours.

For pace, the median Sienna home took 42 days to sell as of October 2026, closing at 97.7 percent of asking.
