The Success of a Seller Starts with Acceptance

The truth about selling your home, it can be inconvenient. After a few weeks of trying to keep your house neat and tidy between the day-to-day happenings of life, not to mention juggling work, kids and pets, sellers can get fatigued by the entire process. Living in your home while selling it is completely different than just living in it.  You have to schedule your whole day around the fact that someone might call to view the home at any moment.

The most important thing that I tell my sellers is that it's important that you never turn down a showing.  Or avoid it at all costs. Why? Over 90% of the time, the potential buyer never comes back later to view your home.  Buyers who are looking for homes are on a mission.  If they're in from out of town, taking off time from work, on a tight timeline, the requested time may be the only chance they have to see your home.  If you don't take that opportunity to show it when they are available, you are letting a potential offer on your home be missed.

Selling your home is about getting as many people as possible to see it. The more showings a home has, the quicker it sells. Buyers typically work with their realtors in a few hour blocks of time, so a tomorrow reschedule doesn't work because they more than likely won't be with their realtor tomorrow. If you're flexible to take showings with an hour notice, you'll increase your chances that if a buyer is looking at homes in your area, they could add your house to the list.  Don't block out buyers showing windows either, as "we can't show our home from 1pm to 4pm every day." the same rule applies, they're with their agents for only a few hours, and it might only be during that time.

Even if your home isn't at its best or you're in the middle of cooking dinner, it's still better to allow the potential buyers to see your home. If anything it may seem more charming that way! The best way to handle these minor predicaments is to let your realtor know what's going on in your home so that they can call and let the other agent know the situation. A simple explanation to safe face is great.

Most buyers appreciate the flexibility of a seller willing to show their home last minute, and it gives them a positive feeling towards you and your home. Your home doesn't have to be spotless to win over a potential buyer, but they have to be able to see it to fall in love with it.
