I get asked constantly which backyard project is worth the money before listing. The answer surprises most people, because it's rarely the big ticket item.
According to NAR's own Remodeling Impact Report, the projects with the highest estimated cost recovery aren't pools or built in kitchens. They're the cheap, unglamorous ones. Standard lawn care service tops the list at 217 percent cost recovery. Landscape maintenance comes in at 104 percent. An overall landscape upgrade and an outdoor kitchen both land around 100 percent. Compare that to an in ground pool or a fire feature, both estimated in the 56 percent range. That pattern lines up with what actually shows well in Oak Forest and Garden Oaks. These are close in lots, often compact, and buyers touring here aren't expecting a resort. What they respond to is a yard that's clearly been cared for, healthy grass, trimmed edges, a clean patio, maybe fresh mulch in the beds. That's a far smaller check than a built in kitchen, and it does more work.
If you're getting ready to list and wondering where to put your renovation budget, the data backs up the obvious move. Spend on the basics first. A well maintained, simply styled yard consistently outperforms an expensive feature that buyers weren't necessarily looking for in the first place.
