Selling a home is tricky business indeed! I mean, you are attempting to get the value out of the home you have been living in for who knows how long. In a lot of cases, people take the whole process a bit too lightly and fail to hit that juicy number they were going for. Selling a home is a big deal and takes time and dedication. Marketing the sale

Preparing your home


You want to show off your home, which means that you need to get it into a tip-top shape. Get rid of all that clutter around the home, make sure it smells incredible, that it is spotless, but don’t make it look like a museum. You want to show that it has a soul, so don’t make it look like nobody has been visiting the house except for a regular cleaning lady. Pets are kind of a problem here, since no matter how much you clean your home, you still can’t get rid of the smell of animals living in-doors. You might want to find an alternative accommodation for your pets until you are done with the whole thing. Have some finger food prepared so your buyers can have a snack (home tours can take a while). Make sure that the exterior, including the yard, is in tip-top shape. Mow the lawn, trim the hedge, repaint the house and make sure everything looks great.

Be patient and available

Selling a house isn’t something that is done in one afternoon. It takes time and patience to do it and get a good price out of the sale. The biggest problem is making yourself available for each potential buyer for a tour of the house. In some cases people rush from work to meet the buyers that just couldn’t wait for the weekend. It is important to be straightforward and honest about your home, you don’t want to get sued and get into trouble after the whole thing is over. You are also not going to like each and every potential buyer, but remember not to get emotional and remain accommodating regardless of how annoying the buyer may be. If you let emotions get in the way, you are going to lose a lot of people.

Still, you have got the upper hand compared to a broker since you can actually transfer the history and the emotion behind the home. Your home presentation will be more emotional and compelling than the standard, dreary business approach relators have thus will have a better chance of making a sale.
