I write to recommend to you Terri Randle as a realtor. We have worked together for nearly three months in finding me a home in the Country Place community of Pearland. Terri has stuck beside me throughout the process, managing to make things happen despite considerably difficult circumstances. Before I describe the circumstances and Terri’s valued assistance in overcoming them, it is important to note that neither Terri nor her agency were in any way responsible for them.
The first part of my real estate journey was fairly normal. Terri and I shopped for and found the property that I liked. We offered a contract contingent on the sale of my existing property and negotiated through to an agreement. I had a problem getting my existing property through to a close and Terri helped in coordination with my buyer and title company. Once solved, the less-than-normal part of my real estate journey began.
On the day I was scheduled to close on my selected property, Terri called saying that the property had flooded. Significant damage had been done to the property, requiring water removal and abatement and repair to flooring, cabinetry, baseboards, walls, and carpet. The seller quickly handled the repairs at a minimal level, but there were still things left undone. Terri helped me document the leftovers and negotiated with the seller to provide me with financial support at closing to cover the repairs. That gave me the opportunity to select my own paint colors, which I appreciated.
Unfortunately, the seller’s agent was unwilling to provide documentation on the extent of the water damage and what steps had been done to mitigate the risk of mold and mildew. Without that documentation, the appraising process and my lender would not allow me to purchase the property. Terri enlisted the help of her company’s risk manager and operating partner to overcome this issue. I am not sure that we would have solved it without Terri’s willingness to escalate and diligence to pursue.
Once the documentation was received, another problem was encountered. The appraiser refused to reappraise the property to validate that adequate repair had been accomplished. Terri, assisted by my loan processor, charged into breach and solved that problem as well.
Throughout this process, Terri has been a remarkable ally. Her dedication and perseverance were admirable. She kept us steady on course despite my frustration and even managed to suffer through my venting.
Since she made this deal work, I feel assured that she can move mountains to make any other deal work as well. I heartily recommend to you Terri Randle to meet your real estate needs.
