The real estate market is still in a frenzy. We are definitely in a sellers market, with the Houston Association of Realtors (HAR) Market Update, published on March 7th, reporting home pricing surging to historic highs - up 28% year-over-year.
Sales of all property types totaled 7,464, up 1.9% from February 2020. With total dollar volume for the month rising 17% to 2.4 billion in the Houston Market. (Houston Real Estate Remains Insulated from Februarys Arctic Blast, HAR)
HAR's Chairman, Richard Miranda, commented stating, As we head into spring, we urgently need more listings to enter the marketplace or we risk having extremely limited inventory for consumers that want to buy a home now, especially with the prospect of rising mortgage interest rates.
Monthly sales were up across the board. Pending sales rose 12%, while the total active listings fell 40%, as fewer new listings entered the market.
With all of this information, buyers are scrambling to find a place to call home and sellers are selling their homes for top dollar!
Despite the outreach of Realtor, to home owners, we still continue to see limited listings hitting the market. We need listings - screams every Realtor at the top of their lungs.

Steps to Sold
1. Contact Your Trusted Realtor & Get a Comparative Market Analysis
If you dont already have a trusted Realtor, feel free to give me a call. A CMA will provide you with the information on valuing your home. A Realtor will help you pin-point the best price possible for your home in todays market. You may be surprised to see what your home is valued at right now!
2. Schedule Your Listing Appointment
After youve reached out to your trusted Realtor, make sure you schedule your listing appointment. Your Realtor will cover what all they will do for your home during the listing, from photography to marketing.
3. Discuss and Decide Your Listing Price with Your Realtor & Prepare Your Home to be Listed
Your Realtor will begin to gather all of the information pertaining to your home. This information will then be translated to the listing once your home is listed on the MLS. On top of the home information gathered, you and your Realtor will decide on a price in which to list your home at.
4. Schedule Your Staging & Photography Session with Your Realtor & Get Your Home Listed on the Market
Not all Realtors are the same. As a Realtor with Stanfield Properties, I include professional staging, professional photography and professional marketing at no additional cost to the you (the Seller). As your Realtor, I will schedule all of these professional services for you.
5. Prepare for Open Houses & Showings
Once your Realtor has taken professional photos of your home and listed it on the MLS, you will want to prepare for a multitude of showings and an Open House or two. Open Houses allow for multiple individuals to view your home at a given time, than a bunch of spread out showings. Your agent will help explain how to prepare your home for showings and open houses.
6. Receive, Negotiate & Accept the Best Offer That Works for You
With the market currently being a Sellers Market, Sellers are receiving multiple offers from buyers. Sellers are able to typically pick the highest and best offer they receive, with their Realtors guidance on the offers received. Once youve selected the offer youre going to go with, youll be on your way to being under contract.
7. Wait Out the Escrow Period & Timeline of the Contract
Once an offer has been accepted, you will need to wait out the escrow period and timeline of the contract. Be prepared to have inspectors and appraisers inside your home.
8. Help Out with Property Inspection & Meet with the Appraiser
This step is not always necessary, however it is always the best idea to have your home prepared for inspection and appraisal. You will want your home to shine when these professionals review your home.
9. Prepare for Closing
Once you have gone through ever step of the contract, you will head to the closing table. Review what all needs to be done with your Realtor, before yall head to the closing table.
10. Closing
Finally, youll reach the closing table and your home will be sold! Congratulations!
