So you want to be a real estate agent?
Becoming a real estate agent in Houston involves several essential steps. Before delving into the process, it's crucial to understand the fees associated with being an active agent:
1. Houston Association of Realtors (HAR) Annual Fee: Required for membership and access to various resources.
2. Multiple Listing Service (MLS) Fees: Grants access to property listings.
3. Desk Fee: Varies by brokerage and covers the cost of office space and resources.
4. Supra Fee: For accessing electronic lockboxes on properties.
5. Errors and Omissions Insurance (E&O): The cost depends on whether your brokerage covers it or not.
It's important to note that as a real estate agent, you're considered an independent contractor. This means you operate on a 100% commission basis, and depending on your sponsoring brokerage, you may need to pay a percentage of your earnings or a flat fee.

Meet the basic requirements.
- Be at least 18 years old.
- Be a legal resident of the United States.
- Have a high school diploma or GED.
Complete your education. You can find this on the TREC website. There are many schools to choose from. You can do online or in person.
- Enroll in a Texas Real Estate Commission (TREC) approved pre-licensing course.

- Complete 180 hours of coursework, which includes:
- Principles of Real Estate I (30 hours)
- Principles of Real Estate II (30 hours)
- Law of Agency (30 hours)
- Law of Contracts (30 hours)
- Promulgated Contract Forms (30 hours)
- Real Estate Finance (30 hours)
- After completing each course, you must pass a final exam to receive a certificate of completion.
Submit Your Application:
- Apply for a real estate license through the TREC website.
- Pay the required application fee.
Get Fingerprinted:
- Schedule an appointment to have your fingerprints taken for a background check. This is done through the approved vendor, MorphoTrust.
Pass the Texas Real Estate Exam:
- Once your application is processed and your background check is complete, you will receive an eligibility letter to schedule your state exam.
- The exam consists of a national portion and a state-specific portion. You must score at least 70% or higher to pass. You must pass both to obtain your license.

Choose a Sponsoring Broker:
- To become an active real estate agent, you must be sponsored by a licensed Texas real estate broker.
- Research and interview potential brokers to find one that fits your career goals and provides the support you need.
Activate Your License:
- Once you have chosen a sponsoring broker, submit the Sales Agent Sponsorship Form to TREC.
- Your license will be activated, and you can begin working as a real estate agent.
