It's time to take a look at how the North Houston real estate market performed in April 2025. 

The North Houston market continues to show steady and increasing activity across different price points, from luxury homes above $800,000, middle price points to options under $200,000. In this post, we'll break down March’s market performance, including median home prices, sales trends, and inventory levels. With 1,262 homes sold last month, it’s clear that demand remains strong as we move into the second quarter of 2025. Let’s dive into the numbers to see what’s happening in North Houston real estate this month!

Homes Sold by Price Point

Breaking down the sales by price point, we can see the distribution of homes sold in January:

  • $800,000+: 147 homes sold
  • $600,000 - $799,999: 131 homes sold
  • $400,000 - $599,999: 270 homes sold
  • $200,000 - $399,999: 673 homes sold
  • $199,999 and under: 41 homes sold

This breakdown reveals that the majority of homes sold in March were in the more affordable price range, with  984 homes sold under $400,000. However, the higher price points ($800,000+) also had considerable activity, with 147 homes sold in this category.

City-Specific Market Breakdown

Here’s a closer look at how the cities in North Houston performed in December:

  • Montgomery: The market in Montgomery has a higher price point, with the median home price at $399,869 and an average price of $502,458. Properties in Montgomery are taking longer to sell, with an average of 113 days on the market.

  • Conroe: Conroe remains a popular choice for buyers with a median home price of $326,000 and an average price of $373,311. Homes in Conroe are spending 91 days on the market.

  • The Woodlands: The Woodlands continues to be one of the higher markets in North Houston, with homes selling for a median of $673,700 and an average of $862,952. Homes in this area are selling more quickly than others, with an average of 36 days on the market.

  • Spring: Spring shows strong sales with 384 homes sold and a median price of $341,750 and an average of $431,632. Homes in Spring are on the market for an average of 71 days, indicating solid buyer demand.

  • Tomball: Homes in Tomball are selling for a median of $367,245 and an average of $426,473. These homes are spending about 71 days on the market.

Months of Inventory

The months of inventory measure how long it would take to sell all the current homes on the market, assuming no new homes are listed. Here's how the cities in North Houston compare:

  • Magnolia: 4.8 months
  • Montgomery: 6.6 months
  • Conroe: 5.3 months
  • The Woodlands: 2.5 months
  • Spring: 4.2 months
  • Tomball: 3.9 months

  • The Woodlands stands out with only 2.5 months of inventory, indicating a seller's market where homes are selling quickly and there is higher competition.
  • Areas like Tomball and Spring with 4.2 and 3.9 months of inventory, are more balanced, providing opportunities for both buyers and sellers to find favorable terms.
  • Conroe, Montgomery and Magnolia, with 5.3, 6.6 and 4.8 months of inventory, are still relatively balanced but slightly more favorable for buyers, as there are more homes to choose from.
