Thinking about buying a home in Houston? Whether you're a first-time buyer, relocating from out of state, or just ready for something new, Houston is full of amazing opportunities—but also a few local “gotchas” that many buyers miss.

As a Houston real estate expert, I’m letting you in on what you really need to know before you start the home buying process. Let’s dive into the top 10 secrets to buying a home in H-Town like a pro:

1. Get Pre-Approved Early
Before you fall in love with a home online, get pre-approved by a reputable lender. It shows sellers you’re serious, gives you clarity on your budget, and helps you move quickly in a fast-paced market.

2. Understand Property Taxes by Area
Texas doesn’t have state income tax—but we do have some of the highest property taxes in the country. Tax rates can vary drastically between neighborhoods and counties (from 1.9% to over 3%). That difference could add hundreds to your monthly payment.

3. Always Check the Flood Zone
Houston is prone to flooding, and flood zones are not always obvious. Even if a home has never flooded, your lender may require flood insurance. Use FEMA flood maps and ask your agent (me!) for the full story before making an offer.

4. Older Homes Have Charm—and Challenges
Love the character and Houston have plenty of them to consider. Just know that older homes may come with older systems: outdated plumbing, foundations, or electrical. Always invest in a thorough inspection and budget for future repairs.

5. New Construction Can be a Bargain
New homes look shiny and come with warranties, but beware of the extras: lot premiums, builder upgrades, and high tax rates in newer communities. And always bring your own agent—builder reps work for the builder, not for you.

6. Read the HOA Rules Before You Commit
HOA communities often come with perks—but also rules. Want to rent your home as an Airbnb, park an RV, or paint your front door bright pink? Not so fast. Check restrictions, fees, and enforcement before signing.

7. Don’t Underestimate the Commute
Houston traffic is real. Ten miles can mean a 45-minute drive during rush hour. Always test the commute to your job, school, or daycare during peak times before choosing a neighborhood.

8. Be Ready to Act Fast
The most desirable homes—especially in the $250K–$400K range—can go under contract within days or even hours. With your pre-approval, strategy, and agent in place, you’ll be ready when the right home shows up.

9. Location, Location, Location
Houston is vast, narrow down the area you would like to live before starting your home search. Consider where you want to live in the city, suburbs or country with acreage.

10. You Don’t Need 20% Down
