If you're shopping for a brand-new home in Northwest Katy, you may eventually find yourself comparing Sunterra Katy TX and Grange Katy TX.
Both are newer master-planned communities. Both have new construction. Both are in the 77493 area. And both offer the opportunity to buy a modern, energy-efficient home in one of Katy's major growth areas.
But these two communities are NOT the same.
In fact, they appeal to different buyers in some pretty important ways.
So instead of giving you the glossy marketing-brochure version, let's talk about what I think you really need to know about Sunterra vs Grange: the GOOD, the BAD and the UGLY.
If your priority is buying a brand-new home, both Sunterra and Grange deserve consideration.
You're getting newer construction, modern floorplans, improved energy efficiency and many of the features today's buyers expect.
But there's a BIG difference in the types and prices of homes you'll find.
Sunterra is the more affordable option of the two.
Homes range from smaller, more affordable floorplans in the mid-$200s to larger homes reaching into the $600s.
The typical Sunterra home is approximately 2,061 sf with four bedrooms, two full baths and a two-car garage on about a 6,546 sf lot. Approximately 54 percent of the homes are one-story.
That broad price range is one of Sunterra's biggest advantages.
If you want new construction but don't want to spend $500,000 or more, you're going to have significantly more choices here.
Grange generally moves you into a higher price category, but you're also typically getting more house and more land.
The typical Grange home is approximately 2,746 sf with four bedrooms, three full baths and a two-car garage on about a 7,286 sf lot.
Homes are being built on approximately 45- to 60-ft lots, and some properties may back to lakes or greenbelts.
Grange also offers an impressive lineup of builders and floorplans, making it attractive if you're looking for a more upscale new-construction home.
So purely from a housing perspective, the distinction is fairly straightforward:
Sunterra generally gives you a lower entry price. Grange generally gives you a larger home and lot.
This is probably Sunterra's biggest WOW factor.
Sunterra was designed around a resort-style lifestyle, and the centerpiece is its major amenity areas.
The Sol Club Lagoon Village features a Crystal Lagoons® amenity with white-sand shores, beach entry and opportunities for activities such as kayaking and paddleboarding.
The community is also planned to have the Retreat Amenity Village with a lazy river and resort-style pool, along with parks, playgrounds and green spaces throughout the neighborhood.
If your vision of living in a master-planned community involves feeling like you're going on vacation without leaving your neighborhood, Sunterra is going to get your attention.
Grange is a much newer community, so you're buying into something that's still being developed.
The approximately 1,130-acre community is planned around lakes, trails, parks, green spaces and an amenity center, with a design inspired in part by Katy's rice-farming history.
But here's the important distinction:
Many of Grange's planned amenities aren't available yet.
That doesn't make Grange inferior. It simply means you're buying earlier in the community's development cycle.
If having impressive amenities available NOW is important to you, Sunterra has the advantage.
If you're comfortable watching a new community develop around you over the coming years, Grange may still be very appealing.
Location is something I would think about carefully with both communities.
Sunterra is located on the far Northwest side of Katy near Stockdick School Road and Pitts Road.
It's in one of Katy's newer growth areas, and there simply isn't as much established shopping, dining and entertainment nearby as you'll find in more developed parts of Katy.
In fact, depending on what you need, you may be driving approximately 20 minutes for shopping and other conveniences.
Grange is located near Morton Road and Bartlett Road, north of I-10. I think Grange has an advantage when it comes to access to I-10 and established shopping.
But it's still a far-west location.
If you work closer to Houston, the Energy Corridor, Downtown or another employment center to the east, you need to take the commute seriously.
Don't rely on the commute time you see on your phone at 2 p.m. on a Saturday.
Check your actual commute during the hours you'll really be driving it.
This is another area where I want new-construction buyers to pay attention.
Newer master-planned communities often come with higher property tax rates than older Katy neighborhoods.
Both Sunterra and Grange can have relatively high property taxes, and the exact rate may vary depending on the specific subdivision and taxing jurisdictions.
That's why you shouldn't compare two homes based only on their sales prices.
A lower-priced house with a higher tax rate can cost considerably more each month than you expected.
You'll also want to investigate HOA-related expenses and other community fees. Both communities may have capitalization and/or Foundation fees charged at Closing.
Ask for the complete numbers before you make your decision.
This is one of the most important issues I would want you to investigate before buying in either community.
One thing many buyers don't realize is that Sunterra is zoned to BOTH Katy ISD and Royal ISD, depending on the property's location.
That's a BIG distinction. Because Royal ISD currently has the worst-rated schools around here.
Current school assignments include a combination of new schools and schools with lower ratings, including Royal High School, which currently has a relatively low rating.
If school ratings matter to you, don't assume that buying a home with a "Katy" mailing address means you're automatically getting the school assignment you expect.
You need to check the exact address.
Grange is currently zoned to Katy ISD, including Robertson Elementary, Katy Junior High and Katy High School.
But again, "Katy ISD" by itself doesn't tell you everything you need to know. These are not our highest-rated Katy schools either. School ratings vary significantly throughout the district.
If schools are one of your top priorities, investigate the specific schools and their current ratings before choosing a house.

This is where I want you to slow down.
Both Sunterra AND Grange have flood-zone considerations.
And this isn't something I would brush aside simply because you're buying a brand-new home.
Most of Sunterra is located in Flood Zone X, but some sections may be located within mapped 100-year or 500-year flood zones.
There are homes situated near the bayou that runs through the neighborhood, and I would want to investigate those properties carefully.
That doesn't mean you should eliminate Sunterra from your list.
It means you should investigate the SPECIFIC HOUSE you're considering.
Grange also has 100-year and 500-year flood zones running through portions of the community.
Again, this doesn't mean every home has the same level of risk.
But it absolutely means I wouldn't recommend choosing a lot or signing a contract without checking exactly where that property sits in relation to the mapped flood zones.
And remember: "It's never flooded" and "It's not in a high-risk flood zone" are NOT the same statement.
This is why you need a local expert (like me!) to help you buy a home in the Katy area. I doubt the new home sales reps will volunteer this information.
That depends on what you're trying to buy.
If your budget is in the $200s or $300s and new construction is important to you, Sunterra is probably going to give you considerably more options.
If you have a larger budget and want a bigger home, larger lot and more upscale builder choices, Grange may be the stronger candidate.
It's not really a question of which has "better" homes.
They're serving different parts of the new-construction market.
Today, I'd give this one to Sunterra.
The lagoon is a major differentiator, and Sunterra has put amenities at the center of the community's identity.
Grange has an attractive amenity plan, but because the community is so new, you're still waiting for more of that vision to become reality.
Five or ten years from now, the comparison may look very different.
But you're buying a home NOW.
I think you should consider both what's planned for the future and what actually exists today.
I give Grange the advantage.
Neither is what I would call centrally located, but Grange offers easier access to I-10 and more established shopping.
Sunterra is farther into Northwest Katy's developing areas, and you're likely to do more driving for everyday conveniences.
Of course, your commute could completely change that calculation.
If your job, family or daily activities are located closer to Sunterra, then Sunterra may actually be more convenient for YOU.
I wouldn't choose until I knew your budget, commute, school priorities and what you actually want from your neighborhood.
But I would want you to carefully investigate school district and zoning, flood risk, property taxes, commute and the distance to shopping and other conveniences.
But I would want you to carefully investigate school ratings, flood-zone location, property taxes, community fees and commute.
I say this over and over because it's one of the easiest mistakes to make when buying new construction.
The builder's model home is designed to make you fall in love.
That's its job.
But you're not just buying countertops, cabinets and a beautiful floorplan.
You're also buying the neighborhood, location, commute, school assignment, tax rate, flood risk, lot, HOA and future resale characteristics.
And those things may eventually matter a LOT more than the backsplash you picked at the design center.
