Sign your full signature, please. Initial here...and date. Then it all repeats. The rhythm of the closing process is what many recall when asked, “What can I expect on closing day?” The reality around closing day includes much more. Let’s breakdown what happens on closing day.

The Closing Preparations

Conducting a Final Walk-Through: Your realtor will reach out to coordinate a time to schedule a final walk-through. This could happen 24-48 hours ahead of closing or happen on the same day of closing. This walk-through is an opportunity to confirm the completion of any items flagged for repair or replacement. You’ll be able to see that the previous owner has removed all of their personal possessions. This is a final look at the home to ensure everything meets your expectations before any documents are signed.

Early Review of Documents: In the days ahead of the closing, you can request the documents you’ll be signing to review everything is correct and adjust any errors that are found. This also an opportunity to ask questions about anything contained within the documents and get the answers you need. 

Readying Your Funding: After you’ve met with your lender, you will decide if you will be bringing a cashier’s check to the closing or utilizing a wire transfer. It’s ideal to schedule a wire transfer a day early to prevent any delays on the actual closing day. 

In 30-60 Minutes on Closing Day

What to Bring with You: During closing you will need three essential things: 1) a government-issued photo ID (e.g. driver’s license or passport), 2) a copy of your homeowner’s insurance policy, and 3) either a cashier’s check or proof of wire transfer for the down payment and related closing costs.  

Signing Final Documents: These documents will vary based on your purchase, location, and lender requirements. You’ll be guided through the necessary signings. Some of the most common documents signed include: related mortgage documents, the newly prepared deed to the property, a bill of sale, closing disclosure forms, and a declaration of transfer tax. 

Becoming a Homeowner: With the signings completed and the funds transferred, the next piece towards becoming a homeowner is the transfer of ownership. This transfer happens when you are handed your keys and the deed is recorded with your local county registrar.
