You and your realtor visited numerous homes around the Houston metroplex. You’ve met for coffee and had chats about everything from what you’re looking for in a home to finances to moving dates and everything in-between. Finally, the day has arrived that you got the best phone call from your agent, “the offer has been accepted!” You may be thinking “What comes next?” and “Are there any ways I can help both my realtor and mortgage lender close the deal faster?” The short answers are “yes!”
You may think the greatest help a homebuyer can lend to their realtor and mortgage lender happens at the closing but the facts are your contributions can happen much earlier in this homebuying process. Keep reading to learn several key ways homebuyers can help the deal close faster.
Two key professionals you want on your team are your experienced and knowledgeable real estate agent and your local lender. Both of these professionals should be responsive, available, and efficient. As you’ve met with both individuals you’ve probably been encouraged to review your credit score, know your budget, avoid any major purchases just prior to making an offer, keep your financials stable, and to take the steps needed to get a loan pre-approval letter. These steps, done early in the process, will significantly aid in closer on your home faster.
Once the offer is accepted it may feel as if everything is suddenly moving quickly. This is when your team of professional kicks things up a notch. You may be asked to review and sign documents or provide supporting pay stubs, bank statements or tax documents. These are things that you’ll be made aware of in the planning stages so when you’ve arrived at this point, you’re ready. You will have had time to gather your documents and keep the forward momentum going.
Your agent will have discussed with you the options to schedule early—from things such as coordinating inspections and appraisals to identifying any potential problems.
You’ll be asked about your flexibility in adjusting the closing date should a minor hiccup arise. All of these conversations and processes are geared towards helping you next what’s happening now and which pieces are coming up next. Your responsiveness and cooperation in pulling the pieces together as requested will make the closer happen smoothly and without delay.
As you near closing your realtor may request scheduling a time with you to review the closing document in advance of the closing. This is a good idea and an excellent to time to read through everything, ask questions, and ensure you have a good understanding of everything.
If you haven’t already secured homeowner’s insurance, now is the time. Soon you will be conducting a final walkthrough with your realtor to ensure everything is as expected.
Your realtor will work with you on this timeline and be available to answer your questions along the way. Maintaining clear communication and honoring requests for documents in a timely manner goes a long way towards streamlining your closing process.
It would be my honor to set up some home visits and walk beside you through this process. Schedule an appointment today.
