Making a list of what you like and don’t like about each home you’ve visited helps to narrow down the choices and help one home standout. List the likes/dislikes in the house room-by-room. 

You may decide having a larger bathroom with two vanities is the deciding factor between two homes that are very similar. Your decision could be based on having a pool, an in-home theater room, a three-car garage, or having a built-in home security system. It could be related to the ease of renovations to truly make this place your own in paint and finishes you like.

Consider your priorities. Consider the perks and bonuses of living in this home, in this neighborhood. You’re looking at lifestyle details and living preferences to see which home edges ahead in comparison. All of these things will help you decide which home is the right choice for you and your family.

Location & Future Development

As you look at this home today will the neighborhood be relatively the same in 5-years, ten years, or even beyond? Communities change and future development plans may impact the neighborhood in ways that are attractive to you or could bring about more noise, traffic, and neighbors.  

Resale Value

While you’re thinking about future development, consider if you think this home will see you through the many phases of your life—starting a family, the addition of a pet or two, if a parent needs to move in, into your retirement years, etc. With the increased mobility of these times, we live in and job transfers, it’s not uncommon for someone to move more than once and live in multiple homes during their lifetime. So, even though you’re looking at a new home for now, also keep in mind the potential resale value of the home for later on when you make plans for your next home. Talk with your agent about resale value potential and any issues that would make this particular home a tricky one to sell later on.
