Your home should stir feelings of peacefulness and happiness, never feelings of sadness and remorse. When someone is in a rush to make an offer or they ignore any red flags, chances are high that later on they will have second thoughts about the home they purchased. This is why smart homebuyers will follow these tips to avoid feeling any homebuyer’s remorse.
The best decision you will make when you’re ready to buy a home is to work with a REALTOR®. Those who think they can do everything themselves place themselves under a lot of pressure and set themselves up to make some mis-steps along the way. Your agent knows the process inside and out plus will be with you should something unexpected come up. You can trust your agent to always place your best interests first and work hard to get you the best deal.
While getting a pre-approval letter for a mortgage loan isn’t a requirement, it is a smart move. It shows seller’s that you are a serious buyer. It gives you a budget amount so it curbs viewing homes outside of your financial reach. Should there be multiple offers on the same home, someone with a pre-approval letter can have an edge because it signals to the seller that your finances are in order to move ahead with the sale.
Home inspection reports contain a lot of good information about the home you’re planning to buy. An inspection is well-worth the money to get a deeper look at the home’s condition. Should the report reveal something that is failing or needs repairment or replacement, your agent can help you negotiate with the seller to take care of this before purchase or make an offer based off of needed repairs.
Most are familiar with homeowner’s insurance but adding in having a home warranty can cover expenses not covered by the insurance. A warranty gives buyer’s an added layer of protection and coverage for any unanticipated later on. Adding a warranty to your purchase is a good investment.
When you determine your budget, you set yourself up to view only the homes you can comfortably afford. This nearly guarantees you won’t have remorse due to overspending. Your REALTOR® will ask you upfront if you have a budget and its range so you won’t waste any time visiting homes that aren’t right for you. And this leads to knowing your deal-breakers. Think about which things are must-haves and which things are absolutely not going to work. It could be that a two-bedroom home won’t meet your needs if you actually need four bedrooms. Or, if need to have single floor living space and a two-story home won’t allow the mobility all members of your household require.
In this world of fast and online, you may be tempted to skip doing a walk-through and purchase a home solely based on the online photos or virtual tour. While it’s tempting, you are encouraged to always visit the home in-person. You’ll gain a greater understanding of the home’s layout, the room sizes, and the general feel of the home when you walk from room to room. You can stand in the yard and listen to any neighborhood sounds. Quiet community or are hearing sounds from the nearby street that would be disruptive to your child’s naptime? You get the idea. Walk-throughs are prime times to doublecheck that any agreed up repairs were made by the seller prior to finalizing the sale. Participating in a walk-through is worth the time to visit the home.
As you consider where you’ll be in two years, five years, or fifteen years, think about what your future needs may be. If this is your first home, can you grow your family here? If you’re nearing a phase of your life when you’re thinking of downsizing because the children are grown and you don’t need as much space, you will have different future needs. Take a moment to think ahead and buy your home with these plans in mind.
Learning about the neighborhood, the quality of the schools, the nearest to places of worship, and nearby amenities will help you decide if this home is in a location that is desirable for you and your family. Consider the places you drive to most often. Will you be living near enough or would looking at a community closer to these places make more sense? If you have preferences about a homeowner’s association (HOA) or prefer to not have one, determine if this applies to where you want to live.
