When is the best time to sell my home?

This is a challenging question to answer because there isn’t an easy answer. While some may answer with a specific month, the factors determining the best time to list actually connect deeply with a seller’s goals.

These goals can include things such as:

  • Timing the sale around your children’s school year to minimize family disruptions.
  • Coordinating the sale with your plans to move into your next home.
  • Looking at the market circumstances and gauging demand.
  • Considering the interest rates and how these can impact mortgage rates.
  • Relocating to a neighborhood that better matches your lifestyle and current needs.
  • Letting go of a family home following a divorce or death.

These same feelings can be conveyed during home staging to help potential buyers see themselves experiencing good times and making new memories in this home. There’s a lot of momentum when a new calendar year arrives. It’s a time for fresh starts and closing out old things that no longer serve you. It’s a natural time to list your home and begin the new year in a new location.

Listing your home when the children are on summer break means being able to complete a school year and kick-off a new year at a new school. If the move is within the same school district, it may only mean riding a different bus. Many parents prefer to find a home within the boundary of their child’s existing school to minimize separation from friends.
