You may be surprised a real estate agent will share an article about the downsides of home ownership. Purchasing a home is one of the largest investments adults make. As with any investment there are pros and cons to be explored. What one person considers a negative could be a positive for another. This all depends on your perspectives and unique situations. It's important to enter home ownership considering these three key areas.

Caring for Your Investment

It makes sense that a home will need to be cared for and reserve funds should be set aside for these additional expenses. Things wear out, become dingy, or break. When you keep your home in good condition and well-maintained you build-in options for increasing your home’s equity or increasing your home’s value, if you ever decide to list the home.

A well-maintained home will always show better compared to one needing some TLC. A residence that’s been taken care of is more likely to receive bids at or above the asking price. Buyers appreciate not having numerous repair or upgrade projects shortly after taking ownership.  

Think back to what attracted you to the home you own. You may have been attracted to the beautiful landscape filled with manicured trees, shrubs, and colorful flowers. Unless the plan includes hiring a landscaper, the weekly mowing, weeding, and removing faded blooms from seasonal plants will fall on the homeowner’s shoulders. For those having limited time or interest to care for their property, it won’t take long for the landscaping to become overgrown, weedy, and a pain point. Landscaping is one example of where caring for your home makes a big difference. Depending on your available time and love for gardening, this could be a positive or negative.  

Another way to care for your home is by boosting its security. Did you know there are potential savings through your homeowner insurance provider when you install a home security system? For instance, if you install a sophisticated sprinkler system and a fire/burglar alarm that rings at the police, fire, or other monitoring stations, you may find that your insurance provider can offer some savings on your premiums. It’s worth scheduling an appointment with your insurance provider to discuss the options and plans you have.  

Modernizing your heating, plumbing and electrical systems to reduce the risk of fire and water damage keeps your home working well for many years to come. Taking the steps to make your home weather resistant will give your home the best chance of sustaining during natural disasters, flooding, or storms.    

Upkeep & Regular Maintenance

Other areas that benefit from regular upkeep and maintenance include annual servicing of the furnace, water heater, oil tank, central air, fireplace, and swimming pool. While you may have the experience and skills to handle some of these areas it’s wise to hire a professional for an annual service to ensure nothing is overlooked and to examine any future issues before they crop up. Living in a planned community offers a variety of benefits as well as some disadvantages. Many of these pros and cons were covered in my blog post, The Pros and Cons to Having an HOA.

In summary, for those seeking to reduce the responsibilities of general maintenance around the property having a homeowner’s association is the solution. The downside of having a homeowner’s association comes with individualized changes you may want to make to your home. For instance, the HOA may have rules and restrictions around the paint colors and architectural styles of the homes in the community or where plants can be grown.
