What to Know About Selling a Home During the Summer

If you ask a listing agent which season is best to sell your home, the reply may be, “This season!” And this answer can be right. The facts are home buyers are searching for homes during all seasons because life happens and homes will be needed. There are advantages for listing during the warmer months. Let’s explore these benefits:

Advantage 1: Motivated Buyers

It’s a fact that home buyers shopping for a home between April and September are motivated. As the weather warms up following a blustery fall and cold winter, people are feeling energized about making their move towards buying a home. There’s more urgency for families to find a place and move in before the new school year begins and while the weather is beautiful. As the school year winds down, families will start to watch home listings and plan their move. Moving during the summer months allows time to settle in to a new community, help children meet some new friends, and be ready to embrace a new school year.

Another hot time for listing your home is immediately following the start of a new school year. Families wanting to stay in the same community but relocate will feel relief having the children back in school and having more time to check out other homes in the same school district.  

Advantage 2: Convenience

Moves taking place between Memorial Day and Labor Day holidays are more convenient for families. The lazier pace of summertime is less disruptive to the school year than trying to pack, move, and settle while juggling the demands of the school year. Numerous families also plan vacations during these months, making these time-off days good for relocating to the new home. While some children are in summer activities chances are the activities are fewer than during the school year. Moving during pleasant weather and longer days makes it a smart choice. You don’t need to worry over unexpected springtime showers or blustery fall and wintry weather.

The outstanding amount of sunshine during a summer showing can’t be beat. Buyers are looking to see the amount of natural light in each room. The longer days presents more options for hosting an open house or scheduling walk-throughs.

Buyers will appreciate a landscape that’s lush, green, and full of color. If your yard has numerous brightly colored flowers, shrubs, and trees—all in bloom—this increases your home’s appeal. Not much of a gardener? No worries, simply stop by the nearest nursery for some potted plants to add near the front door or along the garage. Floral pops of color will be eye-catching and boost your home’s curb appeal.

Advantage 4: Increased Interest

Homes on the market during these months statically have an increased number of showings. House hunters are naturally spending more time outdoors. This behavioral change allows for more opportunities to see a House For Sale sign. Being out and about more often also increases the number of people who will see an Open House Showing sign and decide to on a whim to drop in.

Disadvantage: The Competition May Be Higher
