Two things to focus on getting right

Pricing and timing are two key things we focus on to help listings standout.

Location has always been influential when it comes to the real estate market’s natural ebb and flow around prices, home inventory, and supply and demand.

Knowing the market inside and out helps buyers and sellers to recognize when one neighborhood is hot (meaning homes are selling quickly and at or above the asking price) and when a community across the county has cooled down (meaning when the sales have slowed, the prices may need to be reduced, and the days on the market have lengthened). Ask any REALTOR®, “How’s the current market?” and chances are the answer will be “Which location are you in?” Location truly makes a difference.  

Pricing

You may notice a home around the block recently sold for $225,000 and think “Let’s list our home for the same price!” Or perhaps you received a postcard in the mail from a selling agent pointing out they sold your neighbor’s home for $425,000 and you could sell your home, too. But stop here…resist setting your price based on what you see around you because you may not have all the facts.  

When a home is underpriced, you’re leaving money on the table and cheating yourself out of the full value of the home.

An overpriced home has the potential to stay on the market longer and opens the listing to becoming stale.

The balance is in consulting with your agent to look at the data and compare your home with others that are similar. This is known as a comparative market analysis (CMA).

Your agent will take into consideration if comp homes have the same number of bedrooms, room sizes, lot size, overall condition, and so many more criteria points to get the best and closest match to your own home.

A home that sold for a much higher price could have recently renovated their kitchen, added a home security system plus have more bedrooms than your home. Or, your home may have more features and enhancements such as a pool or larger lot than other homes in the neighborhood. These are all things your agent will take note of and work with you to determine a fair listing price.

Timing

There are natural seasonal cycles in the market. This is why your agent will compare several years’ worth of data to identify the cycles and understand the market.

For instance, some may be hesitant list their home during the holiday but based on the market data, this could be a prime time to list. Fewer homes on the market means more eyes will focus on those homes which are listed. A home decked out in attractive holiday décor is hard to resist.  

Homes listed during the spring and summer months are attractive to families hoping to find a home and relocate before the start of the upcoming school year. Families will appreciate being able to have their children settled in the new home and the opportunity to get acquainted with their new neighborhood before school activities begin.
