It’s your last chance to make sure everything is exactly how it should be before you close and get your keys. Think of it as your “home-buying reality check”—and yes, sometimes it can be surprisingly entertaining. Here are the 7 things Houston and Clear Lake homebuyers should always check:

1. Repairs – Make Sure They’re Actually Done (and Get Receipts!)

If the seller promised repairs, don’t assume they’re done. Bring your repair list or contract and confirm that every repair has been completed. Always ask for receipts for any work done—it protects you if something goes wrong later. I had buyers at a new construction home where a tree in the front yard died just a few days before closing. 5. Exterior & Disposal – Don’t Overlook the Outdoors Walk the yard, inspect fences, the roofline, siding, and landscaping for any new storm damage. Also check for leftover debris or unwanted items. I had buyers whose sellers left the garage full of old paint and junk. They decided not to make a fuss, but getting rid of it later was a huge headache. Lesson learned: check everything, even the stuff you think doesn’t matter.

6. Inclusions & Exclusions – Double-Check What Stays Confirm that items the seller promised to leave, like the fridge, washer, or curtains, are actually there. Make sure anything they were supposed to remove is gone. This prevents surprises on move-in day.

7. Cleanliness – Move-In Ready, Not Messy The home doesn’t need to sparkle, but it should be broom-swept clean and ready for you to move in. If the sellers leave debris or mess, make a note so it’s addressed before closing.
