The local housing market is showing signs of balance:

- Median Price: $403,000 (holding steady YoY)

- Closed Sales: 1,112 (up 11.1% YoY) *great news*

- Active Listings: 4,614 (up 34.5% YoY) *big jump*

- Months of Inventory: 4.6 months (up 0.9 YoY) *homes are on the market longer*

What this means for you:

- Buyers → More homes to choose from and MUCH more room to negotiate!

- Sellers → Homes are still selling, but the average days on market is now 50 days, so PRICING RIGHT is key.

Overall, prices remain steady while activity has picked up compared to last year. Fort Bend County, much like all of the Houston area, is offering opportunities on both sides of the table. Whether you’re buying or selling, strategy & pricing matters more than ever.
