Is 2026 the Right Time to Buy or Sell in Houston?

Lately, almost every conversation I have ends with the same question. Whether I am talking with neighbors, past clients, or friends at a school event, someone eventually asks, “Do you think we should move now or wait?”

It is an honest question. The past few years have been anything but predictable. Interest rates climbed. Buyers grew cautious. Sellers held tightly to their low mortgage rates. Many families decided to stay put and see what would happen next.

Now, something feels different.

I am noticing more movement, more curiosity, and more willingness to plan instead of pause. People are beginning to accept that life does not wait for perfect market conditions. Jobs change. families grow. commutes become exhausting. children need space. priorities shift.

And so, decisions that were delayed are returning to the table.

A market finding its balance

The Houston housing market is not frenzied like it was a few years ago, but it is far from slow. Instead, it is settling into something healthier and more balanced.

Inventory has grown, which means buyers have more homes to choose from. Properties are spending more time on the market than they did during the peak frenzy, giving buyers the ability to think carefully and make informed decisions. At the same time, demand has remained steady. People continue relocating to Houston. Families continue upgrading their homes. Life continues moving forward.

This balance is creating opportunity on both sides of the transaction.
