For Houston home sellers, springtime statistically offers the best chance of selling your home quickly and above list price. More hours of daylight, warmer weather, tax refunds, and upcoming breaks from school tempt many potential buyers to venture out to start touring properties and making offers.

With that being said, the Houston housing market is strong and inventory (i.e., the number of available homes for sale) is LOW. For a home that’s presented well and priced competitively, ANY time of the year can be the right time.

But if you’re still on the fence about whether now is the time to sell, consider the following market changes:

• Because affordable housing inventory is low, Zillow predicts home builders will begin looking to construct more entry-level homes to meet demand later this year. Waiting too long to put your home on the market could mean you’ll be competing with more new construction homes than we’ve seen since before the recession.
• Interest rates are still low for now…but they’re going up. And as they do, they’ll squeeze some homebuyers out of the market and decrease your chances for a bidding war over your home.
• The passage of the Tax Cuts and Jobs Act at the end of 2017 included a few major home-related tax policy changes for the 2018 calendar year. Among them — mortgage interest rates are only deductible up to 750,000 in debt and property taxes are only deductible up to 10,000. Obviously these new limits won’t affect all homeowners, but if your household is going to struggle financially without the deductions you’ve had previously, it might be a good time to consider moving.
