From Graduation to Homeownership: How New Grads Can Qualify for a Mortgage

If you’re a recent college graduate, homeownership might feel like a far off goal but it could be much closer than you think. Many new grads don’t realize that they may qualify for a mortgage even without years of job experience. In fact, your degree and a job offer in your field could be enough to get approved.

As both a licensed Realtor and Mortgage Lender, I help clients navigate this exciting (and sometimes overwhelming) stage of life. One of the best kept secrets in home financing is that your education can count toward the standard two year work history typically required by lenders.

Here’s What You’ll Need:

If you’ve landed a job offer that aligns with your major or course of study, you might be eligible for a mortgage right now, even if you haven’t started the position yet. Here's what you'll need to provide:

  • A copy of your diploma
  • Your college transcripts
  • A written job offer (with no conditions or contingencies)
  1. If your offer includes any stipulations, like needing to pass a background check or drug test, you’ll need to provide your first pay stub before closing.
  2. If there are no conditions, you can close up to 90 days before your official start date.

This flexibility makes it possible for qualified grads to begin building equity right away, rather than spending years renting while trying to meet traditional employment benchmarks.

Why Buying Early Can Work in Your Favor

Purchasing a home shortly after college can be a smart move, especially if you’ve kept your credit in good shape, saved some money, and secured a stable job. In many cases, new grads with strong financial habits may even lock in lower interest rates and better loan terms than borrowers with longer, but less stable, job histories.

Don’t Meet Every Requirement? There’s Help for That Too.

If you're not quite ready to meet the full criteria for a conventional loan, don’t worry, you still have options. First time buyer programs and down payment assistance can help bridge the gap and make homeownership more affordable, especially for recent graduates just starting out.
