Preparing Your Home for a Real Estate Photo Shoot: A Quick Checklist from Realtor Maria

Hello friends,
I’m Maria, your Texas real estate expert, and today I want to share something crucial that can make or break your home’s first impression online: real estate photos.

We all know the home selling process can feel overwhelming, there are a lot of moving parts. But one of the easiest and most impactful things you can do is to prepare your home for professional photos. These pictures will often be a buyer's first introduction to your home, and we want them to fall in love at first sight.

To help make the process smooth and stress free, I’ve put together a quick checklist you can use before your photo appointment. Let’s get your home looking its absolute best!


Before the Photographer Appointment is Scheduled:

These prep tasks will go a long way in creating clean, bright, and inviting photos.

1. Check all light bulbs and replace the burned-out ones.
Tip: Keep a few extras on hand sometimes they like to go out right as the photographer arrives!

2. Declutter countertops in the kitchen and bathrooms.
Tip: We know you're likely still living in the home, but try to minimize items like utensils, small appliances, soaps, and toiletries. This helps buyers focus on the beautiful counter space not your toothbrush!

3. Remove personal or distracting items.
Tip: Framed family photos are usually okay they’ll appear small in the photos but it’s best to remove all items that draw attention away from the home’s features, including jewelry or valuables. 

4. Pet owners, take note!
Tip: Hide crates, large cat trees, food bowls, toys, and bedding. We love your pets but we want buyers to focus on your space, not your furry friends.


15 Minutes Before the Photographer Arrives:

1. Turn on all lights and lamps throughout the house (and turn off all ceiling fans).

2. Open blinds and curtains to let in natural light.
Tip: You don’t have to raise the blinds all the way just twist them open to brighten each room.

3. Move all cars out of the driveway and away from the front of the house.
Tip: This helps create a clean, spacious exterior shot.

4. Hide all trash cans (inside and outside) and close toilet lids.
Tip: A small detail that makes a big difference in photos.

5. Re-check your kitchen and bathroom counters for any stray items.
Tip: Less is more here!

6. Secure your pets during the session.
Tip: Our four legged family members often love the camera but it’s best to keep them safely out of the spotlight during the shoot.
