Good morning, colleagues,
I’ve been getting more and more questions lately about what actually happens during an eviction case, step-by-step, and why so many Realtors are asking me to handle these for them. So starting this week, I’ll be sharing day-to-day updates from a current eviction case (confidentially, of course) to give you a transparent, educational look at the entire process from Notice to Vacate all the way through Writ of Possession.
I currently average two eviction cases every month, none of which are my own clients. These cases come directly from Houston-area Realtors who prefer to collaborate with someone who handles evictions regularly, understands the court system, and knows exactly how to navigate each step efficiently and legally.
And honestly — it has turned into one of my most consistent revenue streams.
Over the past year in Houston alone:
76,258 evictions were filed
And just this year (Jan 1 – Oct 1): 58,852 filings.
That’s not a typo.
That’s not a market trend.
That’s a system.
There is far more demand than any one Realtor can handle — or should handle without proper training.
This is why I’m starting this daily eviction diary:
To educate
To empower
And to help Realtors protect their clients (and themselves)
There is truly more than enough business to go around.
Each day I’ll share (in general terms):
What happened in the case that day
The legal step taken and why
The paperwork filed
The mistakes we often see (and how to avoid them)
How to manage client expectations
What the judge typically wants to see
Costs, timelines, and “what’s normal vs. not normal”
This will become a live educational series for any Realtor who wants to learn:
How to handle an eviction properly
How to help a landlord legally
How to protect your own brokerage
How to spot red flags before signing a lease
And yes — if you want to learn the full process,
I will teach you.
There’s more work available than any of us can handle.
Realtors who refer me their eviction cases tell me the same three things:
1? They don’t want the legal liability of doing it wrong
2? They don’t have time to deal with the courts
3? They want someone who communicates clearly with the owners
And I get it.
This is not glamorous work —
but it is necessary,
and it brings tremendous value to your clients.
If you have never handled an eviction before, stick with this series.
You’ll learn everything.
If you’ve handled a few but want to streamline the process, follow along.
And if you’re overwhelmed by a current tenant situation — reach out anytime.
I’m always willing to advise, support, and help you navigate it.
I will begin with:
Notice to Vacate
Posting rules
Documentation
How to talk to the owner
What to expect from the tenant
And what happens when you walk into the courtroom
Stay tuned — this is going to be educational for everyone.
