What a REALTOR can do for you

Your local REALTOR you work with can be one of your most valuable resources.  Real estate agents are licensed by the State of Texas.  A REALTOR first becomes a licensed real estate agent who is licensed by the State of Texas and then will take additional steps to become a REALTOR by becoming members of their local board of REALTORS, Texas Association of Realtors and National Association of Realtors.  Our local board is The Galveston Association of REALTORS.  REALTORS will act under and adhere to a strict CODE OF ETHICS.

 Some things a REALTOR can help you with are:
1.  Help determine your buying power.  If you give your REALTOR some basic information about your available savings, income and current debt, he or she can refer you to lenders best qualified to help you determine your buying power.
2.  Help research your housing needs and locate your home.  Multiple Listing Service is our best source for finding your home.    Your REALTOR may also have knowledge of a property that is not being advertised but is aware of it being for sale.
3.  A REALTOR can Guide you in the process of buying or selling your home.  As a buyer he or she will guide you through the closing process and make sure everything flows together smoothly.  When selling your home your REALTOR can give you up to date information on what is happening in the marketplace and the price, financing , terms and condition of competing properties.  These are key factors to getting your property sold at the best price, quickly and with minimum hassle.
4.  Provide information on the current real estate values, taxes, utility costs, insurance costs, flood zone information along with current issues related to real estate.
5.  Provide you with names for financing, inspecting the home, appraisers, contractors and more.
6.  Your REALTOR markets your property to other real estate agents and the public.   Often your REALTOR can recommend repairs or cosmetic work that will significantly enhance the salability of your property.  Your REALTOR markets your property to other real estate agents and the public.
7.  Your REALTOR can help you negotiate.  There are myriad negotiating factors, including but not limited to price, financing, terms, date of possession and often the inclusion or exclusion of repairs and furnishings or equipment.  The purchase agreement should provide a period of time to  complete the appropriate inspections and investigations of the property before you are bound to complete the purchase.  Your agent can advise you as to which investigations and inspections are recommended or required.
