Four Surprising Cottage Grove Houston Real Estate Trends

Located just off TC Jester between I-10 and the railroad tracks, Cottage Grove is just 10 minutes from the premier districts of The Galleria, Downtown Houston, and Midtown.

It is an emerging community with a collection of vintage cottages alongside newly constructed townhomes and apartment complexes. Cottage Grove Houston is gaining popularity among young professionals and empty nesters because of its Inner Loop location and ready access to some of Houston's finest dining, retail, and entertainment venues.

Cottage Grove homes for sale, despite the surge in constructions, remain one of Inner Loop's most affordable neighborhoods. Home values increased by only 4.8% in the past year. Real estate experts expect an additional 1.4% increase the following year due to an increase in demand for affordable and quality living.

4 Key Cottage Grove Houston Real Estate Market Trends

1. Property values have a strong 5-year rise.

Over the past five years, Cottage Grove homes for sale have a steady appreciation. Property values increased from $191,000 in 2009 to $203,000 in 2013. These numbers indicate that, although slow, Cottage Grove can compete with its nearby neighborhoods.

2. Home values increased by 4.8% in the past year.

Due to the number of new townhomes and apartment complexes built within gated communities, Cottage Grove home values netted a 4.8% increase in the past year alone.

This positive price change is indicative of an emerging real estate presence.

3. Cottage Grove homes for sale show slight fluctuation.

Cottage Grove Houston has several homes for sale that vary in type, size, location, age, and prices, property values have the tendency to fluctuate. Old, vintage cottages sold at a lower price pull the median sales price down, while newly constructed single family homes and townhomes push the prices up.

Despite these slight fluctuations, property values continue to remain healthy and strong.

4. Price per square foot is at an all-time high.

In the past decade, price per square foot of properties in Cottage Grove has increased from $27.28 in 1994 to $153.27 in 2013.
