Mortgage Rates Hit 7.3%. Here's How to Lower Your House Payment Without Refinancing

Short answer: With 30-year mortgage rates around 7.3% in early October 2026, refinancing doesn't make sense for most homeowners. Texas homeowners can still lower a monthly mortgage payment by protesting property taxes, filing a homestead exemption, requesting an escrow analysis, shopping homeowners insurance, removing PMI, and asking about a mortgage recast.

What's happening with mortgage rates and refinancing right now?

Refinancing has nearly stopped. According to the Mortgage Bankers Association's weekly survey for the week ending September 25, 2026, refinance applications fell 9% in one week and were 56% lower than the same week a year ago. The average 30-year fixed contract rate rose for the sixth week in a row to 7.3%, the highest since November 2023.

Freddie Mac's survey tells the same story. The 30-year fixed averaged 7.28% on October 1, 2026, up from 6.34% a year earlier.

That makes sense. If you locked in a 3%, 4%, or even 6% rate, trading it for 7.3% would raise your payment, not lower it.

Your mortgage payment is more than your interest rate

Most Houston-area homeowners pay four things every month: principal, interest, property taxes, and homeowners insurance (PITI). Some also pay private mortgage insurance (PMI).

In Texas, taxes and insurance can be a third or more of the total payment. You can't change your rate right now without refinancing. You can absolutely work on the rest.

6 ways to lower your mortgage payment without refinancing

1. Protest your property taxes every year. Texas has no state income tax, so property taxes do the heavy lifting. Every spring, your appraisal district (Harris Central Appraisal District, Fort Bend CAD, or Waller CAD for most Katy-area homes) mails a notice of appraised value. You have until May 15, or 30 days after the notice is mailed, whichever is later, to protest. Most homeowners never protest. The 2026 deadline has passed, so put a reminder on your calendar for April 2027 now.

2. Make sure you have your homestead exemption. If the home is your primary residence, a Texas homestead exemption lowers the taxable value of your home and caps how much your appraised value can rise each year at 10%. If you never filed, Texas generally lets you file late and receive the exemption for up to two prior years. Check your record on your appraisal district's website. It takes five minutes.

3. Request an escrow analysis after your taxes or insurance go down. This is the step most people miss. If your taxes or insurance premium drop, your monthly payment doesn't automatically follow. Your lender collects for taxes and insurance through escrow and adjusts that amount once a year. Call your servicer and ask for an escrow analysis after a successful protest or a cheaper insurance policy.

4. Shop your homeowners insurance at renewal. Texas homeowners insurance premiums have climbed sharply in recent years. Shop your policy 30 to 45 days before renewal and compare the same coverage, deductibles, and wind/hail terms, not just the price. As a licensed property and casualty insurance agent, I review renewals for my past clients. Lower premiums should never mean less protection.

5. Remove PMI once you have enough equity. On a conventional loan, you can usually ask your lender to cancel PMI once your balance reaches 80% of the home's original value, and it ends automatically at 78%. A new appraisal may get you there sooner, depending on your lender's rules. FHA mortgage insurance works differently, so ask what applies to your loan.

6. Ask about a mortgage recast. A recast lets you make a lump-sum payment toward principal, and the lender re-amortizes the loan. You keep your rate and term, and your monthly payment drops. Not every loan offers it, and fees vary.

Should you refinance at all right now?

For most homeowners, no. A refinance usually only makes sense if you can lower your rate enough to cover closing costs within a reasonable time, or if you need to remove FHA mortgage insurance, take someone off the loan, or change loan type. Run the numbers with a licensed loan officer first.

What if you're buying a home right now?

Higher rates mean fewer buyers competing, which gives you more room to negotiate. In West Houston, buyers are asking sellers to pay for closing costs or a rate buydown. If you're self-employed, have credit issues, or have been told no by one lender, that may just be the wrong lender.

Frequently asked questions

Is it a good time to refinance in October 2026? For most homeowners, no. With 30-year rates around 7.3% (MBA) and 7.28% (Freddie Mac), refinancing only helps if your current rate is higher than today's or you need to change your loan for another reason.

How can I lower my mortgage payment without refinancing in Texas? Protest your property taxes, file your homestead exemption, request an escrow analysis, shop your homeowners insurance, remove PMI, or ask your lender about a recast.

When is the property tax protest deadline in Harris County and Fort Bend County? May 15, or 30 days after your appraisal notice is mailed, whichever is later.

Can I still get a homestead exemption if I forgot to file? In most cases, yes. Texas generally allows a late application up to two years after the tax delinquency date. Check with your county appraisal district.

Do you work with Spanish-speaking homeowners and buyers? Yes. My team and I work in English and Spanish across Katy, Cypress, Hockley, Spring, and the 77084 and 77095 zip codes.
