The George in Richmond, TX: History, Builders, Prices and Schools (2026 Guide)

Some neighborhoods are built on empty land. The George is built on 200 years of Fort Bend County history.

It started with the Old 300

In 1824, the family behind this land received a league of land along the Brazos River. They were among the "Old 300," the first settlers in Stephen F. Austin's colony, when Texas was still part of Mexico.

Generations later, Mamie Davis and Albert Peyton George married in 1896. They moved to the old Ryon family homestead and built a Victorian cottage there in 1899. Over time, the ranch grew to more than 20,000 acres.

A family legacy that became a gift to Fort Bend

The Georges lost their only child, Davis, at age two. With no direct heir, Albert and Mamie created The George Foundation in 1945. When they passed (Albert in 1955, Mamie in 1971), their land and mineral rights went to the foundation.

Today, the foundation funds education, child welfare and local nonprofits across Fort Bend County. It also runs the George Ranch Historical Park, which hosts more than 25,000 students a year.

The first major land sale in 80 years

In 2024, The George Foundation sold a roughly 1,500-acre tract to Johnson Development. It was the first significant land sale in the foundation's 80-year history.

That says a lot about who they chose. Johnson Development was founded in Houston in 1975 by Larry Johnson, often called the "dean of Houston land development." The company built some of the Houston area's best-known communities, including Sienna, Cross Creek Ranch, Riverstone and Harvest Green.

Why it's called The George

In April 2025, Johnson Development announced the name: The George. It honors the George family, The George Ranch and The George Foundation.

The George is Johnson Development's ninth community in Fort Bend County. It launched during the company's 50th anniversary year.

The community sits at FM 2977 and Koeblen Road in Richmond. Plans call for about 4,000 homes over time. The first phase has 319 homesites on 40-, 45-, 50- and 60-foot lots.

In October 2026, The George held its grand opening with model homes from all eight builders open.

Why buyers are paying attention

  • A trusted developer. Johnson Development has a 50-year track record in Houston.
  • A real story. Few neighborhoods can say their land has been cared for since 1824.
  • Choice. Eight builders means more floor plans, price points and incentives in one place.
  • Growth. Fort Bend County is close to 950,000 people and still climbing.

Thinking about buying at The George?

Bring your own agent on your first visit. The builder's sales rep works for the builder. I work for you, and in most cases the builder pays my fee.

I'll help you compare builders, understand the total tax rate (including MUD), and negotiate incentives.
