What Happens If My Katy, TX Home Sells Before I Find a New One?

Short answer: you have six options, and every one of them works better if you negotiate it before you accept an offer.

Selling before buying is common in Katy, Texas and it's often the smarter move, because it lets you write a non-contingent offer on your next home. The mistake isn't selling first. The mistake is selling first without a plan.

1. Leaseback. Texas uses the Seller's Temporary Residential Lease, which lets you rent your home back from the buyer after closing. Most run 3090 days; the buyer's lender sets the real ceiling, and FHA and VA occupancy rules can shorten it. Rent is typically the buyer's daily carrying cost (payment, taxes, insurance and HOA 30).

2. A longer closing date. Free, and the most underused tool available. Forty-five to seventy-five day closings are normal when there's a reason for them. Katy ISD families should build the timeline backward from the school calendar.

3. A replacement-home contingency. Your sale can be made conditional on securing your next home. It works, but it makes your listing less competitive use it deliberately and have the language drafted properly.

4. Buy first using your equity. A bridge loan, a HELOC opened before you list, or a buy-before-you-sell program. Once your home is under contract, most lenders won't open a new HELOC so open it early if there's any chance you'll need it.

5. A planned double move. A short-term rental, climate-controlled storage and a second move usually runs a few thousand dollars. A panic purchase routinely costs several times that in overpayment and waived protections.

6. Temporary housing. Mid-term furnished rentals in Katy, Cypress and Fulshear, extended-stay along I-10 and the Grand Parkway, or family.

Don't forget insurance. Your homeowners policy ends at closing. If you're leasing back or storing belongings, you need renter's coverage and a gap in continuous coverage can raise your rate on the next home.
